When Should You Sell Your Waverly Park Neighborhood Home?

The first property for sale is a 40k+- s.f. lot located at 344 Bryant Avenue (sale pending). The second property for sale is 131 Carmelita Drive (sale pending). This is a contractor’s special that is either in need of extensive remodeling or it will be torn down and replaced with a new home. The last home for sale is 3363 Lubich Drive. This is a 4 bedroom 2.5 bath home that is just down the street from Mountain View High. It is somewhat locationally challenged because it backs up to highway 85. It also is in need of updating/remodeling.
Since January of this year only 4 homes have closed escrow in Waverly Park. However, low inventory and huge pent-up buyer demand has led to some pretty astounding sales prices. Check them out below!
2723 Eden Lane listed for $2,253,270 and closed escrow at $2,180,000. Note: Eden lane was one of the last remaining Summerhill Homes and went into contract at the end of October. The home was not ready for occupancy until this year.

2165 Woodleaf Lane – listed for $1,699,000 and closed at $1,825,000. (7.4% above asking price)
3372 Villa Robleda Drive – listed for $1,399,000 and close escrow at $1,550,000. (10.8% above asking price).
517 Preston Drive – listed for $1,398,000 and closed escrow at $1,612,000. (15.3% above asking price).
If I lived in Waverly Park and was thinking of moving this year, I would take advantage of today’s strong seller’s market. Right now there is no competing inventory. As the spring selling season moves forward, there will be more inventory which will likely put a damper on prices.
Knowing that it is a seller’s market isn’t necessarily going to get you top dollar when you sell. You also need to align yourself with an agent who understand the intricacies of the market and how best to present your home to the market so you achieve the results you desire.
