As we all rush out to get those last minute gifts for family and friends (only 5 more shopping days until Christmas!), lets take one last look at the year end sales figures for one of my favorite areas of Mountain View – Area 209.
Not to be confused with Area 51 in the Nevada Desert (see photo to the right), Area 209 (as it is defined by our local multiple listing service) is a series of smaller neighborhoods located west of El Camino Real in Mountain View (see map below).
Area 209 consists of tracts with names like Blackfield, Cuesta Park, Varsity Park, the Todd/Gilmore area, and the Trees (unofficially named that way because the streets are named after trees). Lots average about 6500 sf and homes average about 1400 sf. There are several streets where both the homes and the lots are either larger or smaller than the average. Depending on neighborhood, elementary school aged children would attend schools in the Mountain View/Whisman School District or the Los Altos Elementary School District. Note, there is a buyer’s premium for homes purchased within the Los Altos Elementary School District. Real estate in all of area 209’s neighborhoods is always in high demand and short supply.
Currently there only three homes for sale in area 209. The most expensive home (priced at $1,149,000) is a 3 bedroom 2 bath remodeled home on a 6500 sf lot. It is located within the Los Altos School District. The least expensive home is a 3 bedroom 2 bath home on a substandard sized lot (approx. 4,000 sf). It is priced at $959,000. Currently 7 homes are under contract in area 209, ranging in price from $900,000 – $1,998,000.
I’ve detailed the last two years of sales activity for area 209 in the graphs below. Due to a small sample set (only 75-85 homes sell each year in area 209) it is hard to determine a clear trend. But due to low inventory and high demand, the market is still active and slightly favors sellers. Appreciation continues to be relatively strong as well. Most sellers of homes within the Los Altos school district neighborhoods of area 209 continue to received multiple offers. Take a look and see for yourself.
